Adult, yes can be but to make it work you need to get a good PR, to get that PR you need some good backlinks and unfortunately directory owners usually don't like adult related links.

I'm obviously not doing anything right because i own one of the top rated webmaster directories on the web and although i get submissions it truely can't be as profitable as a good PR5 general directory due to the range of content and submission types allowed.

Gambling, well thats got similar issues and problems as an adult directory and of course on top of all that you need to be extra careful that your payment provider (ie paypal) will allow such site payments for that specific niche.

Which leaves us with (what i feel to be) the top 2 choices - Sports and Real Estate! And thats why i'm starting to put together my own real estate directory...

I think if one were to spend the time and effort it takes to start, build and promote a directory (niche or general) on developing a completely different type of site they'd get a better return on their investment. Perhaps a niche retail store, or ebook source.

I would say Shopping if you consider that a niche..It's always been my top category.

I think the best niche is whatever you are into and know a lot about. If you create a niche directory about something where you can do a good job putting together relevant resources and providing quality results to real searchers, you will eventually monetize on it.

Actually it is a pretty hot topic with low competition.

In regards to what the best niche is, you can just about choose anything u want. IMO how u handle about making stuff in your niche is kind of important.

I just figured it out!!! The best niche is one no-one else knows about so you gain max captive audience so i'm not telling anyone now what mine is.

My personal vote for best niche is health. There are alot of multi-billion dollar drug companies out there looking for places to advertise their products.

I would say the pharma niche. Very lucrative conversions.
